CAI Keystone’s Emerging Leaders Under 40 celebrates the unique and passionate leadership of talented young leaders in the chapter, gives them a professional boost to increase their impact and recognizes them as the future leaders of the industry. Each year our honorees join a growing alumni network of inspiring professional leaders in the world of community associations and receive ongoing opportunities to network, grow professionally, and promote their achievements.
Honorees receive recognition in the annual class of Emerging Leaders Under 40, a $150 scholarship to be used towards CAI Keystone professional development programs, and an invitation to join the chapter Speakers Bureau and present at chapter programs.
Nominations were reviewed and scored by an independent panel of judges not affiliated with CAI’s PULSE Committee. Honorees were deemed to have met or exceeded the Emerging Leaders Under 40 qualifications. For a complete list of qualification criteria, please click here.

Jhanadean (JD) Berkley is a Portfolio Community Manager with FirstService Residential. Jhanadean first began studying Biology/Pre-med at Spelman College. Working off campus, she began her career in the luxury hospitality industry with the Four Seasons Hotels. After three successful years as a designated trainer, Jhanadean joined FirstService’s High-Rise division. Now in her fifth year in the industry, Jhanadean realizes that her background in both pre-medicine and luxury hospitality work together in her current role. Jhanadean completed the CAM pre-license course (M-100) in Georgia and is pursuing further property management education and certifications in Pennsylvania. Jhanadean is grateful to be recognized as an Emerging Leader Under 40!
Chelsea Brodmerkel, EBP’s experience in the community association industry started at Kipcon in 2015. In almost 10 years, she has worked in several other marketing and business development positions within the industry. Through her experience, Chelsea has gained a great deal of understanding on both the management and vendor side of the business. Chelsea has since returned to Kipcon as Marketing Director and is responsible for the firm’s marketing, communication, growth, and social media strategies.
Jillian Gledhill, CMCA, AMS is a versatile professional with expertise in property management, event coordination, and sports coaching. Currently, she serves as a Community Manager at CAMCO Management and Assistant Varsity Coach at Penncrest High School in Media, PA. Jillian, a member of CAMCO’s onboarding and budget teams, also co-chairs CAMCO’s Women’s Leadership Committee and actively participates in charitable initiatives as a member of CAMCO Cares. She holds a master’s in leadership development from Penn State and CMCA and AMS certifications. Jillian is an active participant in year-round CAI educational and networking events.
Craig Hannum attended Pennsylvania State University and obtained a B.S. in Business Management. In 2017, he took over the family construction business and the rest is history! Craig takes pride in building a culture of servant leaders that sets Marsh Creek Contracting apart from the standard construction company. In his free time, Craig enjoys being a husband to his beautiful wife, a father to his daughters and son, playing golf, and mentoring the youth at his church, Brandywine Grace.
Kayla Hernandez, Esq. joined Hoffman Law LLC as an Associate Attorney in 2022. She handles litigation for community associations, including insurance defense matters, board governance issues, and the drafting and amendment of association governing documents. Kayla enjoys working with boards, managers, and other attorneys to deliver excellent service to associations throughout Pennsylvania. Kayla joined PULSE in 2023 and currently serves as the committee’s secretary. In her free time, she enjoys being with her husband and daughters.
Jennifer McLaughlin, CMCA, AMS is an on-site Community Manager at CAMCO Management Company with 18 years of diverse industry experience. She holds both the CMCA and AMS designations and actively contributes to the Keystone Chapter Managers Committee, The CAMCO Customer Service Committee, and the CAMCO Cares Committee. Jennifer is passionate about operations management, web development, and marketing, and she’s currently working towards her PCAM designation to further her growth in the industry.
Matthew McMaster currently oversees the business operations of 3 companies within the swimming pool industry, including Bennington Pools, a commercial pool management company providing lifeguards, management and pool renovation services to HOA and Multi-family industry. He focus on providing a high-end product in each line of business by ensuring sustainable growth and strategic operational planning across all companies.
Ciearra Neidigh, CMCA, AMS has been a Portfolio Manager with CCR Management, Inc. since 2018, bringing over 15 years of experience in community and property management. Ciearra is an active member of CAI Keystone and has earned her CMCA and AMS designations. When she isn’t providing support to her internal and external clients, she enjoys buying too many plants, gardening, and spending time with her rescue pets.
Jose Romero is the business development manager with CAI Keystone Diamond Partner Clearview Washing, which specializes in Multi-Family Communities Condo/Townhomes/Apartments/HOA.
Kelly Tetreault has 7 years of experience working for Eiseman Construction, wearing several hats along the way. From receptionist, to office administrator, to office manager, to bookkeeper, she has participated in almost every aspects of Eiseman’s mission to provide amazing roofing and customer service to communities and homeowners. As a member of the PULSE Committee and 2022 Rookie of the Year nominee, she uses her skills to assist and grow the CAI community. If you see her at an event, she is probably chatting or dancing, two of her favorite things.
