CAI’s 2023 Excellence Awards Presented at All That Jazz!

Every year, CAI recognizes our best and brightest members with the CAI Excellence Awards. This years awards were presented at “All That Jazz,” our 2023 Excellence Awards Gala, presented by Delaware Valley Paving.

Numerous excellent nominations were received in our various award categories. CAI Keystone extends our sincere congratulations to all the wonderful individuals and boards who were nominated. The following is a list of the 2023 recipients of CAI Keystone Gold Star and Excellence Awards. Congratulations for your impressive achievement!

Chapter Rookie of the Year
Caitlin Lyons

Caitlin was nominated twice, by Marc Levinson and Denise Adamic, who collectively wrote (in part): “Caitlin recently joined the Communications and Content Committee and has done an excellent job staying engaged, seeking out new content, improving how CAI messages reach its members, and sharing all the great things her community has done. Caitlin was eager to share her ideas that have helped make her association a great place to live and is an active participant in our meetings. Caitlin is dedicated to learning new ways to use social media to promote associations, in a positive way and openly shares her ideas with her CAI colleagues. She has a positive attitude and is excited to be involved in our chapter.”

Eileen Ghenn
Stony Creek Farms Community Association

Eileen was nominated for this award twice, by Denise Adamic and Nicole Skaro. Collectively, they wrote (in part): “Eileen’s contribution is immeasurable. Eileen has been a dedicated member of the PA LAC for more than four years. She was integral in the planning of the 2022 & 2023 Ladies on the Links Golf Outings. Eileen took leadership of a committee of volunteers. [Eileen] knows the importance of LAC for our chapter and leads by self-sacrificing example. She always tries to think outside of the box for events that will raise funds and at the same time build culture. She is truly one of a kind and an example for all members to follow. We are all lucky to have such a dedicated person leading the charge!”

Anne Yannarella, EBP
National Contractors, Inc.

Anne Yannarella was nominated for this award by Melanie Donnoli, who wrote (in part): “Anne has dedicated countless hours of her time and is an inspirational mentor and role model. Anne’s contributions have had a profound and lasting impact on both the mission of the chapter and its members and her colleagues at National Contractors. She dedicates her personal time to projects and events and never hesitates to step in when additional help is needed. Through her exceptional communication and networking skills, she engages her fellow committee members and the chapter’s members. She listens intently to everyone’s needs and offers any assistance she can to help them find a solution. She genuinely cares, her enthusiasm is contagious, and she makes you want to get involved!”

Excellence in Education
Matthew C. Collins, Esq.
Horn Williamson, LLC

Matt was nominated by Denise Adamic, who wrote: “Matt has been a dedicated member for CAI for many years and has provided content via all resources many times over. He creatively seeks to find solutions to problems faced by association managers and boards and presents it in a way that is engaging and memorable. Education is one of the key benefits of membership, and Matt has been a great source of educational content throughout his tenure with CAI.”

Excellence in Community Service
Eiseman Construction Company, Inc.
Eiseman Construction was nominated by Courtney Dickinson, with Eiseman Construction, who wrote (in part): “Eiseman Construction has 3 employees on separate chapter committees – Awards, Pulse and Golf. Eiseman Construction contributes to the mission of CAI is by providing excellent customer service to property managers, boards and homeowners, from small repairs to large re-roofing projects. Eiseman implemented a new system to help managers be able to provide accurate information about their homes to their homeowners and HOA boards. Property managers receive detailed reports with before, during and after photos of the repairs Eiseman Construction conducts on their home.”

Excellence in Community Leadership
Tivoli Condominium Association Board of Directors
Tivoli Condominium Association was nominated by Community Manager Erica Alles, who wrote (in part): “The Tivoli Condominium Executive Board operates the association in a fiscally responsible and transparent manner while also encouraging member participation and community involvement. The 5 homeowner board members are engaged, responsive and care deeply about the community and property. Tivoli proudly renewed its CAI Gold Star status this year. The board considers information from CAI, and the trends of neighboring properties as well as recommendations from experts in order to maintain and improve property values.”

Excellence in Community Management
Erica Alles, CMCA, AMS, PCAM
CAMCO Management Co., Inc., AAMC

Erica was nominated by Michael Smith, on behalf of the Board at Tivoli Condominium Association, who wrote (in part): “[Erica] is an advocate for continuing CAI education which has been invaluable in training our new Treasurer and Secretary and providing insight into the roles and responsibilities. Our members are active for the first time in CAI training and material reviews. We are fortunate to have her leadership and experience in many […] meaningful ways, but her impact is almost immeasurable. The Board unanimously and enthusiastically nominates Erica Alles for this recognition.”

Recruiter of the Year
Lynne Hartmann, CMCA, AMS, PCAM
Associa Mid-Atlantic, AAMC

The 2023 Recruiter of the Year, with new members recruited in more than one member category, is Lynne Hartmann, CMCA, AMS, PCAM with Associa Mid-Atlantic, AAMC. Lynne recruited 26 new members in 2023 – double the number of new members Lynne recruited in 2022!

Remarks from David Dahan, Esq., 2023 Chapter President, who selected Lynn for this year’s award, “Lynn has been in the construction industry for over 35 years. She is the Director of the Community Associations Division and Senior Project Manager for Parallel Architectural Group in NJ where she provides a wide range of services to community associations including design and engineering services, construction documentation and administration, reserves and transitions.

Lynn was on the committee that helped create the Chapter’s Gold Star program and has been on the Chapter Gold Star Committee since its formation in 1997. She served on the CAI Business Council from 2000 – 2006, six years on the chapter board from 2001 – 2006, served on the Foundation for Community Association Research from 2006 – 2013, and was the President of that Foundation in 2013.

She has frequently spoken at chapter programs, and has also authored many articles for the chapter magazine. Lynn also is a CAI Reserve Specialist.

She volunteers her time with various charities such as Adopt-A Family, Making Strides and Handicap Riding Therapy. And with all that, she still finds time to be a wife, mother, grandmother, and great grandmother!

I have had the pleasure to work with Lynn. And let me say, you want her on your side as an expert. She is extremely competent, tells it like it is and an excellent expert in her field. She has been successful in all her professional endeavors!
