Excellence Awards Spotlight: Carol Richard, CMCA, AMS, PCAM

As many of you in the industry know, Community Management is not an easy job; however, for the most part it is very rewarding. There are many outstanding managers dedicated to promoting cohesiveness and community spirit for the communities they oversee. Carol Richard, CMCA, AMS, PCAM, is one of them and a walking encyclopedia with regards to her knowledge of all that is takes to run a community smoothly. Not only does Carol exhibit these qualities as an on-site manager for a client with 481 homes and 45 full-time staff, she also holds the title of Vice President for Associa Mid-Atlantic and has 5 large on-site clients with over 2,100 homes, and a senior management staff of 9 that she oversees.

When asked what it meant to be nominated, and eventually win the Excellence in Community Management award in 2022, Carol stated, “Just being nominated by two Associa colleagues was a complete thrill. I knew that anyone who won the award would be deserving and thrilled as well. Unfortunately, I was under the weather and missed last year’s event. I was completely shocked when my phone started to ring and text messages were coming in to tell me I won the award! Although there certainly have been individual acknowledgements and many awards over these last 28 years, this particular award means so much to me because it represents Excellence in Management and was given by peers. I could not be more appreciative of my colleagues, the CAI Chapter with whom I have partnered on just about every committee, and to Associa for supporting my career. It has been an honor.”

Looking towards nominations for the 2023 Awards, Carol was asked if she had any words of advice to give to other CAI members to encourage them to nominate a dedicated professional for an Excellence Award. “I recommend we all step away from our busy schedules and take a few minutes to nominate an outstanding colleague or business partner,” she said. “You may have several that are worthy of this recognition. Take the time and nominate someone wonderful today. It will mean more to them than you can imagine.”

Carol is excited to attend this year’s Gala, happy to purchase a new dress, and to cheer on the next set of Excellence Award nominees and winners!!

All nominees and recipients will be recognized at the 2023 Annual Excellence Awards Gala held on Thursday, November 30th at The Talamore County Club in Blue Bell, PA. This event is set to sell out, as it did the last two years! Sponsorships are still available.
